Just pick the home you want (within criteria), it is purchased for you and rented back to you with an option to purchase it later on if you want to.
But you don't have to buy if you don't want to.
So you found a house and you want to lease it!
Congrats! But you need to get approved.
Simply apply online and you should have your final approval within 48 hours. It can be sooner, and it might take an extra day.
Just make sure you have everything together for the fastest approval time.
1. A Deposit equaling two months’ rent. (Deposit due at lease signing.)
2. First month's rent. (Due upon move in around a month later.)
First Month’s rent is prorated to the day of the month you move in.
Oh, and your deposit is refundable, per Illinois law, as long as you take good care of the home
It's going to take about 5 to 6 weeks for you to get into the home.
Please remember that our investor needs time to purchase the home and they will want to make any final repairs necessary to make sure the home just right for you.
When planning your move keep this in mind so that you have a smooth transition from your current home to your new one.

Your lease is for one year and you can renew it each year, up to 5 years!
If at any point during your lease, you would like to purchase the home, contact your favorite lender or ask me for references.
If you decide you do not want to purchase the home, you are under no obligation to do so and you are not penalized in any way.
No. The homes shown on our website are listed for sale in the markets in which we operate.
This list of homes automatically feeds into our website from a listing service and is updated on a regular basis.
However, we cannot filter for certain criteria such as whether a townhome is or is not fee-simple so there is a possibility that a home shown on our website does not meet our minimum eligibility criteria.
The home prices you see are what they are currently listed for sale at. Feel free to reach out if you'd like to know what the rent amount would be.
Once you are an approved resident, you will have access to your own portal to view rent amounts.
Pets are allowed. Total combined weight must not exceed 180 pounds.
There is a $300 nonrefundable pet deposit for each pet and there is a 30.00 a month pet rent fee which covers all of your pets.
Well, they are not hidden, you'll see them on your lease agreement before you sign but we'll put them here:
Pet Rent: $30.00 covers all pets
Utility Service Fee: $9.95
Air Filters: $15.00
***Fees like these are standard with most property management companies. Of course they may vary, but what you see here is becoming the norm.
Please allow yourself about 40 to 45 days from the time you apply before you can move in. Our investor will need that time for the purchase process, and a little extra time to make sure the home is ready for you before you can move in.
The home you like might get sold before or during your application process. Don't be discouraged. It's the nature of real estate in a hot market! There are more where that one came from! Search on!
Lawn care is the responsibility of the residents. If you choose a home that has a high maintenance yard, please be prepared to take good care of it.
